  1. Meet with a Realtor and discuss your needs and objectives.
  2. Review "Comparative Market Analysis" to arrive at a Listing Price.
  3. Review "Sellers Estimated Net Sheet" to determine approximate proceeds from sale.
  4. Sign Listing Contract and fill out disclosures.
  5. Prepare home for showing.
  6. Order Termite Inspection.
  7. Yard sign and brochure box installed, marketing starts.
  8. Receive offers -- counter if necessary.
  9. Open escrow.
  10. Buyer does physical property inspection.
  11. Buyer submits repair request --Seller responds.
  12. Order government retrofit work -- low flow toilets, smoke detectors, water heater bracing, glazed windows, automatic gas shutoff valve.
  13. Complete termite work and buyer's repairs.
  14. Realtor meets appraiser and provides comps for the sale.
